North Benagluru is becoming the villa destination because of availability of space. Yelahanka, Hennur, Devanahalli and Doddaballapur are some pockets witnessing the development of villas. Mukherjee advised buyers to opt for Hennur if buying a villa. He says, “In my opinion, Hennur is a good destination because of the right blend of greenery, connectivity and moderate prices.”

Mukherjee’s insight on East Bengaluru was also optimistic. He added, “East Benagluru real estate has been constant for the last 3 years. Developing infrastructure, burgeoning job opportunities, increase in office space and growing middle-class buyer demand are the top reasons behind its success story.” According to him, office space has witnessed approximately 25 per cent demand which till now has not been met.

The prospect of South Benagluru in this New Year seems brimming with hope. The presence of already developed social infrastructure, increasing corporate houses and escalating qualitative cosmopolitan lifestyle has increased the housing sentiment of people by two-folds.

The good news is that the region still has potential to expand. Localities such as Electronic City Phase II, Bannerghatta and Kanakpura can accommodate the demand. Why? The reasons behind their growth capacity are good connectivity and the presence of foliage (especially in Kanakpura).

The city has ample reasons to propel buyers to make an investment in the residential sector. The most talked about reason being the deals and discounts which were being offered to buyers by developers.
Mukherjee clarifies, “It is a common notion amongst buyers that discounts and deals only mean lowered price of houses.

 Though this holds true, I think they should start looking at discounts in a slightly different way. Discounts in my opinion value-add to the experience. From the developer point of view, discounts help to liquidate their inventory. Most of the established developers have been constant in terms of price, offering no major drop in cost. How can a developer bring down the cost when the cost of construction is on the rise? Discounts per say become a misnomer. Rather a buyer should look at value-adds on amenities and interiors. Buyers should not expect an absolute discount but value-adds.”

 Amenities being offered in the new projects also aid in realty transactions. However, do not blindly choose projects based on amenities. Mukherjee adds, “Opt for projects which offer amenities that make sense to your lifestyle. Heated pools sound fancy but it is not used frequently by buyers. Be aware of such flashy amenities as they come at a price. Choose sensibly. Choose quality amenities and quality maintenance services of amenities which will help in a big way in future.”
